Horse Property Planning, Development, and Management
From one acre to hundreds of acres, every site has it's own attributes and challenges. Every
person has their own purpose or dream. Whether you are a single person with a single horse or a
breeder with a herd of breeding stock, a casual trail rider or a multi-discipline equestrian center
manager, you will likely have questions about how to build or remodel your farm to best suit the
individual needs of your horse or horses, your clients, your service providers, and yourself.
It is important to begin with the end in mind. Where to put the buildings, how to prioritize the
improvements to meet your budget and schedule goals, what the look of your farm will be, are all
important factors. None of them, however, can be truly decided upon without first knowing what
it is you want to end up with. This requires some serious thought. For example... Do I always want
to have just one or two horses, or is there a possibility that somewhere down the line I may want
to take in a couple of boarders? Do I value my privacy, or do I enjoy the social aspect boarding
can bring? Are the risks worth the rewards? Do I someday want to try to profit from all the hard
work of horsekeeping, or am I really just looking to enjoy my horse and my time? What is most
important to me - budget, beauty, efficiency or being "green"? Can I satisfy all my priorities?
The more time you think about the possibilities, and the more resources you put into planning, the
less likely you will be wishing you had done it differently. There is a lot to consider when planning
a horse farm. The difference between one that works and one that does not is the many small
details that are easy to miss when faced with the overwhelming amount of decisions you will need
to make. No matter what the soils, weather, or existing condition of your land, it can be
challenging to create a beautiful, productive landscape for horses. Getting a really great horse
property that combines beauty, efficiency, ample grazing, and harmony with nature can only be
done with good planning. For a fraction of the cost of doing it over and none of the headaches of
an unplanned, poorly designed, or poorly managed horse farm you can have one that works great.
.
Well designed and managed properties are easy to resell, and maintain their value. Unplanned and unmanaged
properties quickly degrade under the stress of horses and lose their value.
With affordable rates, Penny can save you far more money than you will spend for her consultation fee:
1. Prevent waste
2. Prevent "do overs"
3. Use cost effective methods and materials
4. Keep your land productive and prevent repeated restoration costs
5. Reduce hay costs by creating quality grazing

It is special attention to the details that make for safety, comfort and well being for you and your horses.

ABOUT PENNY STONE: Penny Stone has worked in the horse industry for over 29 years, teaching, training and caring for horses in many
different settings from low budget, minimalist, small stables to expansive upscale horse farms. She has also been a working partner in a log
home building business, and has been a designer and salesperson for Barnmaster Barns. Penny has always been interested in the environment
and ecology. She began self education in this field in the early 1970’s. She has taken college courses in biology and ecology, and completed
the Texas Master Naturalist program, a one year course in ecology, geology, archaeology and native plants. She volunteered as a docent at
Selah, Bamberger Ranch for two years. Penny also attended Wayne State University and Northwestern Michigan College as a student of Design.
As she experienced the variety of conditions in which horses are kept, and the effects of those conditions on the people, horses, land and
water she realized the great need for planning and design of horse farms. With good planning, nearly every horse place she saw could have
been built or rebuilt to work better for the people, the horses and the land. Those that worked great had been well planned. Now her varied
knowledge in design, construction, ecology and horse keeping are combined to provide a broad spectrum of guidance for planning superior horse
properties.
Horse places are seldom designed by
people with direct horse experience.
Penny Stone has 29 years experience
and education in design, horse keeping,
